FSA Crop Data: Farm land has been in hay production for quite some time. According to FSA, there are 535.63 acres which have a history as crop land. Any Crop Bases will be divided according to established FSA procedures. On the entire property, the Crop Base Acres are: Wheat 305.5 acres, Grain Sorghum 38.8 acres, and Barley 14.8 acres.

Real Estate Taxes: 2018 Real Estate Taxes will be pro-rated between Seller and Buyer, based on the date of closing. Last year they were $ 5502.68

Mineral Rights: Any mineral rights that the seller presently has, will pass to the new owner(s).

Terms: Successful bidder will deposit 20 % irrevocable earnest money on Auction Day w/balance due at closing, on, or before, December 3, 2018. Property sells without buyer contingency. Have financial arrangements secured prior to bidding. Marketable title transferred by Warranty Deed, subject to any easements, restrictions, or reservations of record.

Survey: Property transfers as per legal description. The Seller will not provide a survey. Acreages are assumed accurate, but there are no guarantees.

Property Possession: At time of closing.

Title Insurance & Closing: Black Hills Title Co., Sturgis, SD, will conduct the closing, and provide title insurance through Stewart Title Guaranty Company. Policy is available for inspection. Title Insurance & Closing Agent Fee will be split between Buyer & Seller.
