AUCTION LOCATION: Swarm Room, Northern Hills Holiday Inn, I-90 Exit 14, Spearfish, SD.

Held debt-free and under the same family ownership for nearly 70 years, this unique and well-located property will be offered and sold auction day regardless of price. The property fronts Centennial Rd. along the south side for one-quarter mile and runs to the north for another half mile, and yet this choice undeveloped parcel offers tremendous access off I-90 and is located just ¾ mi. west of Hwy. 85 just south of I-90 Exit 17. Traditionally utilized as productive hay land it is currently zoned A-1 which is general agriculture (41 ac. or more in Lawrence Co.), it is prime for development into smaller parcels if desired, yet would make a very tranquil ranchette property for the discriminating buyer with panoramic & unobstructed 360-degree views of the northern Black Hills of South Dakota. This property is joined by the Spearfish City limits on the north side and sits adjacent to the Elk Horn Ridge Resort to the NE. In the very NW corner of this parcel, Miller Creek runs through the corner and this creek boasts oak trees all along its course. The neighbors to the west of this parcel are Reed and Mary Richards, retirees, and in the auctioneer’s opinion, one could never pick better neighbors within 50 miles of this location.

With a population of approx. 12,000, Spearfish is the 10th largest city in South Dakota and for years now, many have chosen to call this immediate area home. Spearfish, located on the edge of the northern Black Hills, boasts Black Hills State University, beautiful nearby Spearfish Canyon, D.C. Booth Historic National Fish Hatchery & Archives, High Plains Western Heritage Center, Lookout Mountain, Termesphere Gallery, and all of the various Spearfish Parks & Recreation nearby. Just a few miles to the south on Hwy 85, you will find historic Deadwood with all of its amenitites, then comes Lead, SD and the ski areas. This is a true wonderland of recreational opportunities for people of all ages.
