Mineral Rights: Mineral rights, if any, held by Seller, will transfer to new owner.
Fences: This has been one large ranch for many years. Most perimeter fences are on property borders, but some are not quite. Pasture divisions are part of the entire ranch design, and don’t usually follow section lines. Some of the fences have been put in place to accommodate difficult topography and for ease of repair and upkeep. If property sells in tracts, additional fencing may be needed. As per SD law, in the case of a joint fence to separate two properties, each party is to fence the right half of the needed fence when facing the fence.
FSA: FSA has designated 745.67 acres as cropland, but there are no crop base acres at this time.
Real Estate Taxes: 7364.72 Total Acres. Seller pays all the 2022 Real Estate Taxes, and a pro-rata share of the 2023 taxes, based on date of closing. Taxes for 2022: $ 17,915.75 or $ 2.43 per acre
West Central Electric: There is an electric meter in Sec. 12 (Tract 1). Seller will cooperate in the transfer of this meter to new owners of Tract 1 Electricity is near other tracts.
West River/Lyman Jones Rural Water 605-669-2931 or 800-851-2349: There are 5 taps on this property. The Tract 1 Tap (Sec. 12) waters the home, corrals, and one pasture hydrant in the east pasture. It is piped under the highway to 4 tanks: one in the corral east of the new barn, one on the east side of Plum Creek and west of Tornado Ranch Road, and two tanks west of Plum Creek. The Tract 3 Tap (Sec. 13) waters one tank in Sec. 13. (This Tract 3 Tap, in the southern part of Sec. 13, could possibly be piped to provide water to the other Tract 3 tanks that are presently watered by the Tract 1 Tap, but this is not guaranteed, and prospective buyers are advised to consult WR/L-J Rural Water at the above number.) The Tract 5 Tap (Sec. 28) waters two tanks in Tract 5 ( one in Sec. 21 and one in Sec. 28), and then goes under Hwy 34 to water one tank in Tract 6 (Sec. 28), and two tanks in Tract 7 (Sec. 19 & 29). The Tract 8 Tap (Sec. 19) waters a tank down in the draw in Tract 8 (Sec. 19). The Tract 9 Tap is in the northeast part of Sec. 16 (Tract 9).
