Each Tract is presently utilizing flood irrigation from the Belle Fourche Irrigation District, Newell, South Dakota. ****For a total of 206.9 irrigated acres.

Tract 1: (120.24 acres) Sec. 30: E1/2NW1/4; Lot 1
Accessible along the south side of Golf Course Road, a paved road, 101 acres are cropland, and 73.2 of these acres are Class 4 irrigable ground, looking to be acceptable for a center pivot. The remainder is pasture grazing land. Butte-Meade Sanitary Water and power is along Golf Course road, making for a great home location. This land is just across the road from Tract 3. Just to the west is the fishing pond/recreational area, and less than a mile to the Golf Course.

Tract 2: ~ (40 acres) Sec. 19: NW1/4SE1/4
This small tract provides a bit of country life, with the ease of accessibility. Butte-Meade Water and power are close to nice building sites. Along with the building sites, there are 22.24 acres cropland, of which 16.3 acres are Class 4 irrigable ground. The balance of acres are pasture & grazing. Adjoins Tract 3, and only a short distance to Tract 1.

FSA Crop Data: According to FSA, there are 270.75 acres which have a history as crop land. Any Crop Bases will be divided according to established FSA procedures.

Real Estate Taxes: 2018 Real Estate Taxes will be pro-rated between Seller and Buyer, based on the date of closing. Last year they were $ 1943.58 or $ 5.57 per acre

Mineral Rights: All mineral rights will be kept by the Seller.

Terms: Successful bidder will deposit 20 % irrevocable earnest money on Auction Day w/balance due at closing, on, or before, October 19, 2018. Property sells without buyer contingency. Have financial arrangements secured prior to bidding. Marketable title transferred by Warranty Deed, subject to any easements, restrictions, or reservations of record.

Survey: Property transfers as per legal description. The Seller will not provide a survey. Acreages are assumed accurate, but there are no guarantees.

Property Possession: At time of closing. Renter presently has sudan hay forage planted, and renter will harvest and keep the crop, prior to closing.

Title Insurance & Closing: Black Hills Title Co., Belle Fourche, SD, will conduct the closing, and provide title insurance through Stewart Title Guaranty Company. Policy is available for inspection. Title Insurance & Closing Agent Fee will be split between Buyer & Seller.
